Did you know that when you bid for a property you are telling us that you actually want the property? This means that if your bid is successful you will be offered the property and will be expected to accept it.
We always advise applicants to make sure they are familiar with the property they are bidding on, we understand that you can't view the property before bidding and this is why we give you plenty of information about the property in the advert. We try where we can to show internal photographs of the property, but this isn't always possible. If you think you are interested in a property make sure you read all the information about rental and council tax charges, sizes of rooms and amenities that the property has. Check the Google maps link on the website to see where the property is, make sure it is near the schools and services that you might need if you don't have your own transport. If there is anything that you are not sure about then call the ICHR team on 01475 807011 or use our live chat facility on our website to ask us any more questions you might have.
Once you are sure that the property is right for you then this is when you should place your bid. If you change your mind about the bid you can always withdraw it but you need to do this before the closing date. To withdraw your bid you simply log in to your account, go to My CBL, look under your current bids, click on the property and select "withdraw bid."
If you bid for a property and then do not accept it you will receive a "1st refusal" email advising you that you have refused your first offer of housing. If you refuse another property within a 6 month period you will receive a "2nd refusal" email which means you will then be suspended from the ICHR for a period of 1 year. This will mean that you will be unable to bid for any properties advertised by the ICHR landlords for a period of 1 year from your 2nd refusal.
Choice Based Lettings is about applicants making their own choices for housing so make sure this works for you and you only bid for properties that you actually want.
